This is an inquiry, not a loan application, approval, Loan Estimate, or commitment to lend. River Bear will confirm licensing and product availability for the property location before proceeding.
03 / KNOW THE TRADEOFFS
A reverse mortgage is still a loan.
No required monthly principal-and-interest payment
Interest, mortgage insurance, and other charges generally accrue, increasing the loan balance and reducing remaining equity.
Property obligations continue
Borrowers must keep taxes and insurance current, maintain the home, occupy it as required, and pay applicable HOA and other property charges.
Counseling and qualification matter
FHA-insured HECMs require HUD-approved counseling and lender financial assessment. Not every homeowner or property qualifies.
Important information
Educational tool only. This calculator provides a simplified illustration based solely on figures entered by the visitor. It is not an application, credit decision, loan estimate, appraisal, commitment to lend, offer, approval, or financial, tax, or legal advice. It does not calculate a HECM principal limit or available proceeds.
A reverse mortgage is a loan secured by the home. Interest, mortgage insurance premiums, and other charges may accrue and increase the balance. Borrowers must continue to meet property-tax, homeowners-insurance, maintenance, occupancy, HOA, and other property obligations. Failure to meet loan obligations may result in default and possible foreclosure.
HECM borrowers must complete counseling with a HUD-approved housing counseling agency. Availability depends on property location, licensing, lender and FHA requirements, current program limits and rates, property eligibility, financial assessment, and individual qualification. River Bear Financial is not a government agency and is not affiliated with HUD or FHA.
Use of this tool does not obligate you to contact River Bear Financial or any provider. Nothing of value is offered in exchange for a settlement-service referral.
