Check the address before the assumptions
For Austin property research, the City’s Property Profile tool is a starting point for official records. The City notes that recent changes may not yet appear. Confirm the intended use and any required approvals with the responsible authority before relying on a renovation or occupancy timeline.
A property in Round Rock, Cedar Park, or Georgetown may involve different local authorities. These are examples of nearby communities to research, not additional office locations or verified service claims.
Buying a place for your business?
Separate the building purchase from equipment, moving costs, build-out, and cash needed to operate during the move. Bring a business occupancy plan. Conventional commercial and SBA program education can help frame questions, but program access and eligibility require confirmation.
Buying an income property?
Bring actual leases and expenses. Identify vacancy, repairs, tenant improvements, and lease expirations. A projected increase in rent should be tested as an assumption rather than treated as today’s income.
