Rental income matters. So does the full transaction.
DSCR loans are a financing category used by some rental-property lenders. The acronym also describes a cash-flow measure used across commercial lending; those uses are not identical.
DSCR rental loans
Some business-purpose rental programs evaluate property rental income against a defined housing payment instead of relying primarily on employment income. Credit, reserves, value, property eligibility, ownership, and lender rules still matter.
“No income verification” should never be read as no underwriting or no documentation. Ask exactly which income, lease, appraisal, and borrower records are required.
Commercial property DSCR
Commercial underwriting may compare annual net operating income with annual debt service, with lender-specific adjustments. A one-to-four-unit rental program may use rent and a payment including taxes, insurance, and applicable association dues.

What about short-term rental or vacation-rental loans?
Ask whether the lender accepts that use and what evidence of income it requires. Check local operating permissions, seasonality, management costs, insurance, and vacancy assumptions. Projected bookings are not guaranteed income.
Can an LLC borrow, or can several rentals share one loan?
Entity borrowing and rental portfolio or blanket loans depend on the lender and structure. Ask about guarantees, cross-collateralization, and the requirements to release one property when it is sold.
Can I get a cash-out refinance on a rental property?
Possibly, subject to valuation, existing debt, cash-flow requirements, seasoning, costs, and program limits. Equity alone does not determine available proceeds.
Are DSCR rental loans for my primary residence?
Business-purpose investor rental programs should not be presented as owner-occupied home loans. Disclose the actual use so the appropriate licensed team and financing process can be identified.
