Research the building’s history
Seattle’s Construction and Inspections department provides a guide to property and permit research. Use it to locate relevant records, then confirm unresolved questions with the authority or qualified adviser. A marketing description does not establish an approved use.

Separate today’s income from tomorrow’s plan
For an apartment or mixed-use acquisition, request the current rent roll, operating statements, lease terms, and improvement budget. Separate residential and commercial income where applicable, and identify vacancy and lease-expiration assumptions.
Make the renovation timeline part of the financing discussion
Document the proposed work, approvals still needed, contractor estimates, contingency, and income disruption. If a short-term loan is considered, ask how delays or a lower future valuation would affect the exit plan.
